  • Q: How and when do I get my money?

    A: Collected rents are distributed once a month by direct deposit.
  • Q: How is rent collection handled?

    A: Under property management services, we collect the rent on your behalf. With tenant placement services, you would collect the rent directly from your tenants.
  • Q: How long of a lease do you sign?

    A: Although lease lengths vary, the typical residential lease is one year. We will work with you to determine the best strategy for your property and your goals.
  • Q: How much security deposit do you charge the tenant?

    A: A typical security deposit equals one month's rent, however the amount can vary depending on a number of factors.
  • Q: How soon can you start managing my property?

    A: After an initial meeting and onsite evaluation, we can complete the set up process in just a few days. For out of state owners, we can even complete the signing process online.
  • Q: What type of properties do you manage?

    A: We manage single family homes, condos, and apartments.
  • Q: What type of reports do I get and how often?

    A: We send monthly accounting statements, inspection reports, and a year-end statement for tax purposes.
  • Q: Who holds the tenant security deposit?

    A: We hold the security deposit on your behalf in a security trust account in accordance with the laws established by the Louisiana Real Estate Commission. For tenant placement services, you would be responsible for holding the security deposit.
  • Q: Am I required to make my property available to Section 8?

    A: There is no provision in the Housing Act requiring landlords to accept Section 8 Vouchers.
